East of Limassol, the coast road runs past hotels and beaches before the land lifts into terraced hills, and among them sits the old village of Ayios Tychonas. It is a place where you can spend the morning by the sea and the evening looking down over it from a hillside terrace.

Ayios Tychonas is a village and municipal district of the Amathounta Municipality, a short drive east of the city. It takes its name from Saint Tychon, a fifth-century bishop of Amathus, and history is never far away: the ruins of the ancient city-kingdom of Amathus lie along its coastal front. One local theory holds that the original village was built using limestone blocks carried up from Amathus after its final destruction in 1191.

Getting around is straightforward. The coast road links the seafront with central Limassol, while the A1 motorway passes just inland, giving quick connections to Nicosia and, via the A5 and A6, to Larnaca and Paphos. Both international airports can be reached by car in under an hour in normal traffic.

The coastline is the big draw. Seven of the area's beaches have been awarded the European Union's Blue Flag, and many are protected by breakwaters and watched by lifeguards in season. Water sports are part of everyday life here, from sailing and canoeing to water-skiing and parasailing, and the area is home to a dedicated sailing centre. At the ancient harbour of Amathus a diving school takes both beginners and experienced divers below the surface.

The tourist area along the shore has a wide choice of hotels, restaurants and cafés, along with supermarkets and everyday services. The old village up the hill is calmer, with a traditional core, and the shops and schools of the eastern Limassol suburbs are a short drive away. The city centre, the Old Port and the Marina are close enough for regular evenings out.

The property market has two distinct faces. Along the coast there are apartments in holiday complexes and newer developments, many of them used as second homes or rentals. In the hills above, larger plots make room for detached villas, many with views across the bay, while the old village offers a smaller number of traditional homes. Both new builds and resales come up regularly.

Ayios Tychonas suits buyers looking for a holiday home by the beach, families who want space and a quieter setting near the city, water-sports enthusiasts, and investors interested in a well-known coastal area. Browse the homes we have available below, and get in touch to arrange a viewing.
