On the north-western side of Limassol, the city spreads into a large residential district of family homes, schools and neighbourhood shops, with the hills and the Polemidia reservoir just beyond. Polemidhia is where many Limassol families have put down roots, and it has the steady, everyday feel to match.
Polemidhia, usually written Kato Polemidia, is a municipal district of the Polemidia Municipality and one of the most populous parts of greater Limassol, with more than 22,000 residents at the 2011 census. The area has been lived in since prehistoric times, and excavations have uncovered a Late Bronze Age burial ground. It became a municipality in 1986, and after 1974 it grew quickly as displaced families were resettled here through housing schemes, which shaped much of the residential character it has today.
Getting around is straightforward. The district sits right beside the city, and the A1 and A6 motorways are close by, connecting it with Nicosia, Larnaca and Paphos. The city centre, the Old Port and the seafront are a short drive away, and Paphos airport can be reached in under an hour in normal traffic. Local bus routes run along the main roads into town.
Daily life is relaxed and practical. The district is divided into neighbourhoods such as Anthoupolis, Archangel Michael and Saint Nicholas, each with its own churches, parks and local shops. On the edge of the area the Polemidia reservoir and the surrounding hills offer room for walks, and the beaches of Limassol and Lady's Mile are within easy driving distance.
One of the area's most important amenities is the New State Hospital of Limassol, which is located in Kato Polemidia. Around it there are supermarkets, pharmacies, bakeries and everyday services, along with public schools, and several of Limassol's private schools are a short drive away.
The property market is mainly made up of family houses and apartments. Detached and semi-detached homes are common on the residential streets, often with small gardens, while low-rise apartment blocks line the main roads. Prices are generally more accessible than in the central and coastal areas, and newer developments have been added in recent years alongside older homes.
Polemidhia suits families who want space at a sensible price, healthcare workers and professionals who value being close to the hospital and the motorway, first-time buyers, and investors interested in long-term rentals to local tenants.
