On the open land west of Limassol, where the city gives way to greenery and the salt lake shimmers just to the south, Tserkezoi has grown into one of the area's most sought-after addresses. It still feels like the countryside, yet the shops, cafés and seafront of the city are never far away.
The village sits on the Akrotiri peninsula, about 7 kilometres south-west of Limassol and roughly a kilometre north of the Limassol salt lake. It links to the city through neighbouring Zakaki and to the small village of Asomatos a couple of kilometres to the south-west. Since the 2022 local government reform it has been part of the wider Limassol municipal area, so it shares in the services of the city while keeping its own relaxed pace.
Getting around is straightforward. The motorway is close at hand, and from Limassol Greens the drive to Lady's Mile beach takes around five minutes, while Limassol Marina and the city centre are about ten minutes away. Larnaca and Paphos airports are both within roughly 45 to 50 minutes by car, which makes Tserkezoi practical for people who travel often or have family visiting from abroad.
Daily life here is about space and greenery. The biggest draw is Limassol Greens, a golf resort set around an 18-hole championship course, with a clubhouse, wellness and sports facilities, cycle paths and play areas for children. Beyond the fairways, the long sandy stretch of Lady's Mile offers easy beach days, and the City of Dreams Mediterranean resort sits right next door for an evening out. The old Tserkezoi mosque is a quiet reminder of the farm settlement that stood here in Ottoman times.
For families, Limassol's private schools and everyday amenities are within an easy drive, so moving out of the centre doesn't mean giving up convenience. In return you get newer homes, more room to breathe and a calmer setting than the busy streets near the coast road.
The property market in Tserkezoi is still taking shape. Modern apartments and villas, many of them within or around the golf resort, sit alongside the older village homes. It suits buyers looking for a lock-up-and-leave holiday home, golfers who want the course on their doorstep, families after a quieter base near Limassol, and investors who see the long-term potential of a growing neighbourhood.
