West of Limassol, where the city thins out into orchards, open fields and new neighbourhoods, Ypsonas has grown from a farming settlement into a busy town of its own. It offers more space than the city, with Limassol still only a short drive away.
Ypsonas lies about seven kilometres west of Limassol and is one of the largest settlements in the western part of the district. Since the 2024 local government reform it has been a municipal district and the seat of the Kourion Municipality. Its growth has been remarkable: the town had just three permanent residents in 1881, when farmers from the mountain village of Lofou came down for the season, and by the 2021 census it was home to almost 14,000 people. The southern part of the area lies within the British Sovereign Base Area of Akrotiri.
Getting around is easy. Ypsonas sits beside the A6 motorway, giving quick access to central Limassol and onward to Nicosia and Larnaca, while Paphos and its airport are reached heading west. The beaches of Lady's Mile and the Akrotiri peninsula are a short drive south, and local buses link the town with the city.
Daily life has a relaxed, suburban rhythm. The town is surrounded by farmland where wine grapes, oranges and carobs are still grown, and the open countryside makes for easy walks and cycling. Traces of medieval churches linked to Agios Sylas recall its long history, while the nearby ancient site of Kourion and Kolossi Castle are within a short drive for weekend outings.
Amenities have kept pace with the population. Ypsonas has several elementary schools and a gymnasium, along with supermarkets, pharmacies, clinics and local shops. The town is also an important employment centre, with one of the largest industrial workforces in the wider Limassol area, and the larger shopping centres on the western edge of the city are close by.
The property market is built around family homes. Detached and semi-detached houses with gardens are common, alongside low-rise apartment blocks and newer developments on the edges of town. Prices are generally lower than in Limassol itself, which has made the area popular with local families and with buyers who need more space for their budget.
Ypsonas suits families looking for a house with a garden, buyers who want value within easy reach of the city, people working in western Limassol, and investors interested in long-term rentals. Browse the homes we have available below, and get in touch to arrange a viewing.
